We take a parcel the whole way. Buy it, prove out what it can carry, develop it, build on it and sell the finished house. One party carries the risk from start to finish, and it is us.

We buy parcels directly, with our own capital and on our own timeline. No listing period, no financing contingency and no waiting on a retail buyer to fall in love with it.

Development
Soil, septic, utilities, access and zoning all get resolved before anything moves. That work is what turns a piece of ground into something a house can actually sit on.

We design, permit and build the houses ourselves, then bring them to market finished. Everything on the site is ours, which is why none of it turns into a coordination problem.

Process
Answers first, then dirt.
Projects go sideways because a question got skipped at acquisition and came back as a six-figure surprise at permit. We front-load the expensive questions, because the money at risk is ours.
Acquire
We read a parcel the way the finished house will. Slope, drainage, road frontage, what the county allows and what the market at the other end will actually pay. If the numbers do not work we pass, and we tell you quickly.
Prove it out
Soil and septic feasibility, water and power, access, survey and zoning all get answered before a dollar goes into design. This is the stage where a project is won or lost.
Develop and build
Plat, permits, site work and vertical construction, all under our own management. Our capital is in the ground, so protecting the schedule is our problem rather than somebody else's.
Bring it to market
Finished, inspected and ready to walk. Buyers and agents get a house that is done, not a shell with a list of allowances stapled to it.
Standards
What we will not cut.
A developer can always hit a number by moving the cost somewhere a buyer will not see it for five years. These are the places we refuse to move it.
Site work first
Drainage, grading and the driveway are engineered before framing starts. Most trouble on an East Tennessee build begins as a water problem, not a house problem.
A tight envelope
Sealed and insulated to perform in a valley that swings from humid summers to hard freezes. Comfort and utility bills are decided by the envelope, not the thermostat.
Finishes that hold up
Durable, low-maintenance materials over anything that photographs well and fails in five years. We build houses people live in, not houses staged for a listing.
Our own money in it
We are the principal on every project, not a contractor working on somebody else's. Anything we cut short we own right up to the closing table, and after it.

Where do you buy and build?

How fast can you close?
We are not waiting on a retail buyer or a financing contingency, so we move as fast as title and feasibility allow. If a parcel needs soil work before we can commit, we will say so up front rather than tie it up and stall.
Do you build houses for other people?
Our own projects come first. We are a developer rather than a contract builder, so we are not out bidding jobs on land we do not own. If you are a land owner with something genuinely interesting, talk to us anyway.
